This project will deliver a newly constructed low carbon 15,000sqft (1,394sqm) factory unit The premises will be designed and built by NE Lincolnshire Council (NELC) for an identified electrical engineering component manufacturer needing to re-locate to larger premises in the locality.  This would be the first building to be constructed on this site, with this business becoming the anchor tenant as well as establishing the site as a potential base for further advanced engineering and manufacturing companies to the site.  The business is experiencing rapid growth and is predicting an increase in their workforce by 80 jobs at the point of moving into larger premises, with further growth predicted in future years.

 

The project will deliver a 15,000 sqft (1,394 sqm) light industrial unit, designed for an advanced engineering manufacturing business.  The unit will be a mix of office, research and development, manufacturing and distribution space.  Whilst the building will be creating a space for an identified inward investor, it will be suitable for a range of business uses in the long term and could easily be transferred to an alternative company if this business vacates at the end of the lease, giving the opportunity to support other business to grow. The development is not speculative, as NELC are not in a position financially to support speculative development, but we feel that it is important to support not only the identified inward investment, but to have the opportunity to support similar businesses in the future by having this provision.

The business currently employ 33 FTE and predict they will employ a further 80 staff, at the point of relocation.  Depending on the rate of growth prior to relocation, they may have to move part of their business, for example their office staff, into temporary premises locally to ensure production is maintained. This would result in some of these jobs being created prior to relocation to their permanent premises.  This temporary solution would only be a viable option for the business if they are assured of the new unit.

The project activities will be carried out at the Stallingborough Enterprise Zone site, the largest of the Enterprise zones located in North East Lincolnshire and part of the South Humber Industrial Investment Programme (SHIIP). The site is close to Immingham Docks and has direct access to the A180, and the Council have invested £23m into the project to bring the scheme forward through land acquisitions, mitigation sites and infrastructure to give access to the land which will commence early 2019.
